Why Should I Use A Realtor?

There are probably at least 20 good reasons to use a Realtor when selling your home here’s six:

1. Education & Experience
As in any profession Realtors have experience and education that the average person doesn’t. There is an old adage that essentially says; “when you hire someone with more knowledge it proves how smart you are”, of course you want to hire the right Realtor.
2. Realtors Know The Marketplace
They can give  you up-to-date information on what is happening in your marketplace what competing properties are selling for, what terms your competition is offering as well as the condition and features of competing properties. These factors are key to getting your property sold at the best price, quickly with a minimum amount of hassle.
3. Realtors Are Insulators
By that I mean, they take much of the pain out of property showings and act as a shield throughout negotiations. They know how to filter out the lookers and induce written offers from the serious buyers. They can hep you objectively evaluate every buyer’s proposal without compromising your marketing position.
4. Marketing & Advertising Expertise
A good Realtor knows when, where and how to advertise your property. They market your property to other agents as well as the public. Their experience can help you decide which repairs and cosmetic work will significantly enhance the saleability of your property. Studies show that 82% of real estate sales are the result of agent contacts through marketing networks, open houses for agents, previous clients, referrals, friends, family and personal contacts.
5.The Price
While Realtors don’t select prices for sellers or buyers, their knowledge of the marketplace and their negotiating experience allow them to successfully guide clients to make the right choices for themselves throughout the selling process.
6.The Paperwork Storm
A purchase contract can run 9 pages or more not including all federal and state mandated disclosures, addenda and attachments. Most client files average from one to three inches in thickness and contain enough boilerplate legalese to give you a permanent headache. One mistake or omission could land you in a court action or cost you some serious money. Let your Realtor deal with the paperwork storm.
