As a Realtor living and working in the Phoenix Metro Area  I am often asked what parts of the Valley are selling well? What areas are seeing price increases or at least holding their values and where will buyers get the best deal: Lender Owned (REO), Short Sales (SS) or Traditional (Norm)? Below is an example of research, (from the Cromford Report), that I supply to buyers and sellers when they are interested in a specific area of the valley. It can be narrowed or expanded to meet the needs of the client. Here’s a quick look, (30 days), at a small part of the east valley, Queen Creek, AZ 85142, 85242, 85243.

Several things stand out. Active listing are down last month, last quarter and are down by more than 50% from last year. Less inventory means less competition for sellers.

Sales per month are down slightly but not proportional to the drop in inventory. Houses are selling, and Sales Per Year is essentially as high as it’s been in the last 2 years.

Days on Market for Actives is up, but only by 2 days, and still lower than any other quarter in the last 2 years.

You can see all of the green arrows indicating improvements in the measured categories.

The only real negative is the Monthly Sales measured in dollars per square foot and it’s down .40 cents per square foot but still higher than this time last quarter and this month last year. Homes for sale Queen Creek

Annual appreciation is positive by 2.1% and 4.3% this month vs this year. Both good indicators.

Based on the numbers, I believe it’s a good time to buy or sell in Queen Creek. I didn’t break out the REO and Short Sales vs. the Normal sales but I can tell you that REO’s and Short Sales are down significantly from this time last year.
