This is the housing market report for the 85032 zip code of Phoenix, AZ for September 2015.

This report covers single family homes. The data is divided into 21 different categories and compared to the previous month.

Phoenix Housing Market Report for zip code 85032 for September 2015

The graphic shows a bit of a mixed bag overall, however, the Phoenix 85032 real estate market had a very good September.

  • Active Listings are down 8% but there is still a wide variety of homes to choose from in several price ranges.
  • Pending listings are down by 5% which would be more of a concern is sales were also down but they aren’t.
  • Sales Per Month are up 23% and Sales Per Year up by 3.8% homes are selling when price correctly.
  • Days on Market – Monthly increased by 9% while Days on Market – Active Listings only increased by 1 day.
  • Days of Inventory dropped by more than 12% partly due to the decrease in Active Listings.
  • Months of Supply also dropped to 1.9 months which should indicate a strong sellers market however demand has been weak for a number of months and while 85032 shows a decided edge in favor of sellers the edge is marginal.
  • While Active Listings $/SF was up 2.6% and Pending Listings $/SF was down by an almost equal amount the most important $/SF category, Monthly Sales $/SF was up by $1 and Annual Sales $/SF was unchanged.
  • All three Appreciation categories delivered good news as did Avg Sale Price as a % of List.

While the numbers won’t have buyers or sellers jumping up and down the Phoenix 85032 real estate market had more good news than bad news in September.

What do the numbers mean for buyers and sellers?

If you’re considering listing your 85032 home for sale in the next few months think about listing it now. Your competition for qualified buyers is low and will probably remain low throughout the remainder of the year.

If you’re considering buying a home in 85032 do it before the end of the year, while inventory is low compared to a normal market there are some great deals to be had in almost every price tier and as you can see homes in 85032 continue to appreciate faster than many parts of the valley.

Interest rates remain at historically low levels which is good news for both sellers and buyers. Low interest rates mean Buyers can afford more home for their money and sellers have a larger pool of buyers to market their home to.
