 – Total Active listings are up 3% over the past 30 days and 33% since May.

– Lender Owned (REO) and Short Sales (SS) make up less than 9% of Total Actives.

– Lender Owned (REO) prices are down almost 19% month over month. That’s not a misprint and it’s not that unusual for the Fountain Hills Real Estate Market. REO sale prices have fluctuated up and down as much as 20-25% over the past 6 months depending upon the mix of homes available.

 – Short Sale prices are down 8.5 % month over month and 7% over the past 6 months  and I believe one reason is the challenge buyers face in closing them as well as the mix of homes available home.

– Normal Sale prices are down 8% month over month and up 6% over the past 6 months.

What does this mean for buyers and sellers in Fountain Hills, AZ :

 – If you are thinking of buying a home in Fountain Hills sometime in the next year, don’t wait, prices are lower than they have been in six months and will begin to rise.

 – If you are thinking of selling your home, in the next 12 months, you may want to wait and see how quickly the Fountain Hills market appreciates over the next three or four months. 

 – If you are considering moving from a smaller to a larger home there has never been a better time to do so. Smaller homes are selling quickly and in many cases above list price while there are still some great bargains available in homes larger than 3000 sq.ft.
