As a Realtor living and working in the Phoenix Metro Area I am often asked what parts of the Valley are selling well? Annual Sales $ per SF is pretty much unchanged over the last 2 years. However, monthly sales $ SF was down almost 8% from the previous month but was very stable over the previous 2 years. I cannot account for the monthly change but a buyer or seller should not ignore the fact that this category fluctuated less than 3% or 4% for the previous 2 years.

Going forward into 2012 what appears, at first, to be a mixed bag of results is really a very good market for buyers or sellers.
